People are talking. We can feel and hear the excitement growing, on the street and in the media, among new IRONWORKS owners and in the industry, as construction progresses and the buzz about IRONWORKS builds.
IRONWORKS is redefining the Vancouver commercial real estate and industrial development industry. Spring 2017 marks the beginning of construction on IRONWORKS by the Conwest Team, ushering in a new era for our city’s real estate industry. Located on the old Terminal City Ironworks building site, IRONWORKS reflects the historic magnitude of this landmark, while contributing to the positive growth of the rapidly growing Port Town, Grandview and Woodlands community.
On March 1, to kick off construction, Deputy Mayor Geoff Meggs climbed aboard a massive excavator and personally broke ground on the historic site! At that time, IRONWORKS was already 50% sold. And now, just two months later, the development is 65% sold with the remaining spaces in high demand.
On the construction front, exciting progress is being made every day. Site excavation is 75% complete and IRONWORKS is currently one of the largest excavation sites in the city. With the project’s crane arriving soon and concrete coming, Conwest continues laying the strong foundation for IRONWORKS.
With all of the action on site, there is a definite buzz in the Port Town and Grandview-Woodland community. The neighbouring businesses have been extremely supportive of the project and like the fact that buyers at IRONWORKS are Vancouver business owners that are investing locally and contributing to the community’s economy. These new and potential buyers are excited about our vision for a new kind of mixed-use commercial real estate development.
IRONWORKS is proving to be a great fit for these self-made business owners. A common theme we’re hearing is that the modern stacked buildings with open spaces, in a prime location, are exactly what they are looking for. IRONWORKS checks the boxes on both their business and personal wish lists. Owners want to invest in their future while matching how they work with where they work.
The IRONWORKS vision has been fully embraced by one of our first buyers, Tim Gudewill, COO of Farmboy Fine Arts. His feelings about owning an active, open workspace are typical of what we are hearing from other IRONWORKS owners.
“There’s the appeal of ownership and it’s just a matter of price point that makes sense, because the best use of your dollars is reinvesting in your business. It’s a perfect space for a creative community, and for young millennials to attract businesses”

Talk of IRONWORKS is much more than just marketing hype. Some of our partners, including IRONWORKS architect, Taylor Kurtz (TKA+D), have bought units in the development. It’s a great show of confidence when involved parties make a personal investment in the project.
The media has also been talking about IRONWORKS. This Vancouver commercial real estate opportunity is receiving a wave of attention. Articles have appeared in local news media, such as local papers and Business in Vancouver, and nationally in the Globe & Mail.
